Relief for property owners in new tax regime

The start of 2026 signals a new tax regime, with significant reductions for more than 1.5 million property owners, tenants and buyers as well as those renovating houses, according to a report on ERTNews.gr. The measures put in place include:
– reduced income tax rates for rentals,
– cuts in ENFIA for particular categories of owner,
– continuing suspension of VAT on transfers of new buildings and of CGT on sales of existing ones,
– exemptions and reductions in income tax for owners who bring previously unoccupied dwellings onto the rental market or carry out renovation works and energy upgrades, and
– reduction of assumed incomes based on property sizes.

 Nine basic changes to the property market

A new taxation bill recently put before Parliament by the ministry of National Economy and Finance introduces important changes in the property market. According to a ministry announcement, the proposed modifications are aimed at stimulating the property market and generally revivifying the economy, comprising tax reductions, investment incentives and measures to facilitate financial transactions. At the same time the bill confronts long-standing challenges such as the lack of affordable housing, the regulation of short-term rentals and adaptation to the consequences of climate change.
